The property market has without a doubt faced trials and tribulations within the last two years, for many reasons out of our control.
It is times like these that highlight the ways in which we can be better, not just for ourselves, but for our clients.
With limitations placed on communications, we have been forced to reassess how we work to communicate with our clients. Fortunately, at Mishon Mackay, strong communication is a skill that is engrained in the way our teams operate to deliver high-quality leads, something Mark Welton, Sales Consultant, at our Hove office, credits to our particularly successful sales in the £1m+ property category.
We took time to catch up with Mark Welton, one year after he re-joins our team, adding to his 20+ years of employment with us and successful 35-year career to date.
Mark’s speciality and experience has always been with the marketing strategy and sales of high-end family homes in the Hove area, particularly properties in the sought-after suburban area of Hove Park and Dyke Road Avenue.
His return to our Hove office has attracted several new clients to list their home with us, many of whom have dealt with Mark historically and trust him to provide good quality, professional advice on the best way to market their home and just as importantly, secure the best possible price.
Here is a list of just a few of the properties that Mark and his team have successfully sold during 2021:
Mark adds that none of this would be possible without the work of our experienced sales team, including Amy Newman, Tom Gannaway, Abbie Fitzsimons, Sue Villa and Sarah Fitzgerald, who collectively have over 40 years of property knowledge between them.
“We are fortunate to have a team of sensible and experienced sales professionals, who collectively have over 40 years of experience.”
Hove has a host of £1m+ properties in the Hove Park and New Church Road area. Mark confirms that he and his team approach the marketing and subsequent sales of these properties in a structured and process-driven way. This system of sale is centred around bespoke marketing programmes that accommodate the owner and their circumstances, to minimise disruption to their lives in the lead up to what can, for some people, be a rather stressful process.
Why is Mishon Mackay’s marketing strategy so successful?
Our bespoke processes will run over a 7-10 day initial marketing period, in which we will promote the property through various online and offline channels. This includes our own interactive website and social channels, but also our sales office in London, which has proven to be particularly lucrative for the property market in Hove.
The next stage of our marketing process includes a two-day structured viewings period. This gives our team the opportunity to show all interested parties around the property, at a pre-arranged time with the client.
At Mishon Mackay, we see the value of quality leads. We minimise the risk of issues arising from the outset, by ensuring that all offers are “credibility checked” by referral to our financial service and solicitor partners, reassuring our clients that they will receive a seamless service throughout the sale of their property. Naturally, challenges can arrive in any step of the sales process and that is where our staff’s experience comes into play. We are confident that our team of professionals are well equipped to deliver a quality service to all our clients.
In our experience, this process has proven to be particularly lucrative, returning multiple offers in writing, enabling us to achieve the best possible value the market can support on behalf of our clients.
