Land & New Homes – Crystal Ball Gazing?
Running a successful Land & New Homes department could be described as ‘professional crystal ball gazing’. With development sites taking 12 to 48 months to progress from their initial conception to the release of the first unit. Advice given today needs to be robust, based on sound evidence and experience but also offer the developer the opportunity to still be on-trend once a scheme is finished. No mean feat.
Mishon Mackay’s Land team works closely with the in-house New Homes team to ensure that clients are given the best advice at every stage. Trends on kitchen/bathroom designs move rapidly so are easier to manage. Trends on internal layouts evolve with the different buyer-profiles at slightly varying rates; so understanding the likely market is paramount. While architectural trends have to be driven to ensure that the schemes being delivered are not ‘stale’ by the time they come to fruition.
‘Then surely a generic scheme is best?’ you may say. Were afraid not, generic schemes do not capture the imagination nor excite the buyers so the most successful schemes take the ‘crystal ball’ and trust the evidence, advice and experience of their chosen agent.
