We’ve blogged before about the top tips for first-time buyers, now we are turning our attentions to first-time sellers. There is a huge and varied range of information out there for first-time buyers, but first-time sellers tend to be neglected somewhat.

Given that selling a property for the first time can be a thoroughly daunting experience, we don’t think that’s right. To this end, we have come up with some top tips to make the process as hassle-free as possible.

Make sure you pick the right agent

One of the most vital things to get correct, a good and reliable agent will deal with all parts of the sale process in a fast, professional and efficient manner. They will go above and beyond the call of duty, they will pull out all the stops, and they will do with it a smile on their face along the way. As well as this, they will have local expertise, a sound knowledge of market conditions and the ability to value your home correctly (so, in turn, you’ll get a fair and realistic price!)

Research the most successful agencies in your area, browse the internet for reviews and ask friends, family and work colleagues for recommendations. If an agent’s done a good job for someone whose opinion you trust, there is every chance they’ll do a good job for you as well.

Declutter time

Quirky knick knacks and items of great sentimental value can add character to a home, but they might put would-be buyers off. It’s the same with clutter – some will find it charming, others definitely won’t. People viewing your property will want to imagine themselves living there, which is much more likely to happen in a clean, depersonalised, uncluttered home.

Flexibility is key

Buyers will appreciate flexibility when it comes to arranging house viewings. They are likely to be busy, time-poor people – they won’t have loads of space in their schedules to fit around your needs as a seller. Rather, you should try and accommodate them where possible. As long as the requests aren’t totally over-the-top – i.e. demanding a viewing really early or really late at night – then facilitating their desires will win you plenty of bonus points.

If all this sounds like too much stress and hassle, then get your agent to arrange (and carry out, if you so wish) the viewings on your behalf.

Price it right

Equally important is setting the right price for your house. Set it too high and you risk buyers turning their nose up and looking elsewhere. Set it too low and you could be selling yourselves short. Fear not, though, this is where your agent comes into their own, using their experience and expertise to come up with a realistic and fair asking price.

Embrace the web

If you’re a first-time seller, there is a good chance you’ll be upsizing from a starter home to somewhere that is a bit bigger. As a result, your target demographic is probably going to be those in their twenties and thirties. These tech-savvy young professionals will be searching for properties online through their tablets, PCs and smartphones, so you need to make sure your online marketing is up to scratch.

Keep it traditional

Traditional marketing methods still work very well, too. If you want your property to be seen by the widest possible audience, a broad marketing strategy will help you on your way. Whether it’s via our shop-front, print advertising or direct mail, or via our cars and sales boards, it’s important to remember that the web isn’t the only way of getting your property exposure.
