Valuing a smallholding (with a difference!)

Matthew Hollywood, Land Director for Mishon Mackay can often be seen out and about valuing land and the properties within it. Here Matthew explains what it was like to view Riverside Farm in Piddinghoe, which is home to a rather quirky type of animal – emus!

“This is no ordinary smallholding. And it’s certainly a contender for one of the most exciting properties I’ve ever dealt with. Seeing the emus is a truly unique start to what can sometimes be a quite mundane process of valuing a smallholding.

“It’s not a big farm and has a modest timber barn on it which has a certificate of lawful use as a three-bedroom dwelling. But what it does have is a truly beautiful setting on the bank of the river Ouse.

“Extending to some 4.5 acres but with nearly 250m of private river frontage, the setting is exceptional. The owner has cleverly negotiated the extension of the riverside cycle way – which connects Lewes to Newhaven – to go behind his property in order to retain this private river frontage, whilst bringing tourism to the gate of the farm.”

The farm is currently home to a variety of livestock, including the affectionate and prehistoric-looking emu flock. Permission has also been granted to create a business on the property in the form of a smokery. Locally bred smoked emu sausages are a genuine reality, although according to Matthew, “I suspect the current owners have formed a close relationship with the animals so this would make it a difficult decision to make.”

Riverside Farm has so much potential. Whether it’s a setting for a business, a quirky retreat with emusing activities or a potential riverside home, not much else can compare to the endless possibilities this farm offers.
