Beautiful bay windows in the kitchen and living room, combined with the highly desirable east-west aspect, ensure that natural light floods the entirety of the main living space throughout the day.
The modern galley kitchen offers a well-equipped space for cooking with ample storage space and plenty of work surfaces. The standout feature is a breakfast bar where you can enjoy your morning coffee with outstanding panoramic views across Brighton.
The huge main bedroom is a fantastically converted loft space, benefiting from a modern en-suite bathroom, ample eaves storage and wardrobe space, as well as further spectacular views.
The two additional generously sized double bedrooms boast period features, built-in storage and newly installed wooden flooring, with ample space for family or guests. They are serviced by a modern family bathroom with a feature Victorian-style tub and separate shower on the ground floor.
One of the standout features of this property is the share in the freehold, giving you added peace of mind and flexibility over your investment. The building is beautifully maintained and managed, ensuring that you can enjoy your new home without worrying about the upkeep.
The location is ideal for those seeking a quiet residential area with easy access to the city centre. Port Hall is one of the most highly regarded areas in Brighton, offering a friendly local community with easy access to the vibrant Seven Dials and all its amenities, excellent local schools, shops, and good transport links. Tucked away from the crowds, Dyke Road Park is a short stroll with tennis courts, open-air theatre, playground and café. Local bus routes go to the South Downs National Park or the beach. For commuters, Brighton Station is about 10-12 minutes walk, both the A23 and A27 are easy to reach and at the time of writing, permit zone Q has no waiting list.
The location was what first drew us here - its an absolute gem, nestled right in the midst of the wonderful Port Hall community. The neighbourhood itself is absolutely buzzing with activity - there are always fantastic community events going on, not to mention endless opportunities to meet and connect with friendly folks. Local pubs and friendly neighbourhood shops are a two minute stroll, with the beach, the Laines, the train station, the city centre, Hove, and a whole bunch of wonderful parks just a short 15-minute walk away. And of course, you have the fabulous Seven Dials - we love the bustling and communal vibe; it's bursting with fabulous pubs, bars, restaurants, cafes, delicatessens, bakeries, coffee shops and loads of independent shops to choose from.
One of the best features of the apartment is the natural light and aspect; its always flooded with natural light and has such a welcoming, cosy feel to it. And with all the different levels, it feels even more spacious than it already is. The living space is a proper treat, with plenty of room to hang out and relax. We have loved having breakfast and enjoying the amazing views out to the Downs!
