As long-standing Sussex experts, we’ve dealt with properties of all shapes and sizes. Our experience encompasses everything from studio flats to development plots. However, today, we’re here to talk about high-end properties. In other words, those aspirational properties that you can’t help but swoon over. Sussex is not short on properties that fit this bill. That’s why we thought we’d share our tips on buying and selling a high-end home. We’ve also included a few of our favourites to inspire your house hunt!
Buying your dream home?
When you’re buying a high-end property, there are a few things to consider.
Firstly, make yourself aware of the search process. Know where to look and which agents to contact; not every estate agent will specialise in luxury property and many won’t have them on their books. We’re one of the few estate agents in Sussex with both local knowledge and prime property expertise.
You’ll also want to make sure you take your time with viewings; yes, this does go for all houses. Don’t dismiss a home when you’ve only seen it in the photos. Large homes can seem bulky and ungainly in pictures, especially from the outside. In person, the property is highly likely to exude more elegance and class than the photos give it credit for.
At the viewing itself, it’s prudent to get a feel for the future of the area. The home itself may be lovely, but if the location has a lot of construction work planned, for example, your dream could quickly turn into a nightmare.
When looking for your ideal house, it’s never a bad idea to talk to a financial expert, who can look at what your portfolio already includes and guide you on your options for your next investment. If you are in need of impartial advice, our partners Sussex Mortgage Services are on-hand and happy to help.
Moving on to your next fantasy property?
Success when selling a prime property is all about pricing and timing.
Before you put your home on the market, ensure it’s been properly valued at a price that’s realistic for the current market. It’s always tempting to go with the highest price you can get, but this can lead to a much longer wait and much more stress than finding an agent who can give you an honest and accurate assessment of what’s achievable. Looking into how many properties in your price bracket each agent has actually sold recently will give you a good indication of whether they have the expertise and understanding of this market that you require.
Once your home’s properly priced and on the market, it’s all about effective marketing. The internet and estate agents’ windows are the usual first port of call for house hunters looking for their dream home, so immaculate imagery is absolutely crucial. Find out the who, what, where and how of the agent’s marketing process to give you peace of mind that everything is being done to sell your property quickly.
However, when it comes to more premium properties, browsing online or in branches isn’t always a buyer’s preferred option. Those with more diverse portfolios often have estate agents they know and trust and they rely on their inside knowledge to keep them in the loop. Therefore make sure your agent is well-connected in your area and has the knowledge and contacts within the local market to find you the perfect buyer.
With marketing and pricing taken care of, you’ll want to think about timing. Seasonality is everything where the property market is concerned, so make the most of the time you have. In our experience, spring is primetime for the high-end homes market and sunny spring and summertime skies are the perfect backdrop for viewings and photos. What’s more, a greater number of buyers are actively looking for property in this price bracket.
